Samaya Residence October Gardens render

Samaya Residence is the first project by Nile Stone Urban Development, an alliance of four Egyptian developers. It sits in the Golden Square area of October Gardens (Hadayek October), in West Cairo. Its promise is simple: live the villa feeling at an apartment price. This guide brings together what the developer and Egypt’s leading real estate media have published about the compound.

Samaya in numbers

  • Units: about 430 residential units, according to Property Plus
  • Unit sizes: 52 to 213 m²
  • Unit types: studios, 1, 2, 3 and 4-bedroom apartments, plus ground-floor units with private gardens

The compound is about two minutes from the high-speed train station, Zewail City and the Global Village. The Property Finder project page lists these approximate driving times:

  • Mall of Egypt: about 10 minutes
  • MUST University: about 12 minutes
  • Dream Park: about 15 minutes
  • Sheikh Zayed City: about 20 minutes
  • Sphinx International Airport: about 25 minutes

The main roads are the Wahat (Oasis) Road and the Middle Ring Road.

A growing city backed by the state

  • Size: October Gardens is planned on about 41,000 feddans, according to NUCA officials quoted by Amwal Al Ghad.
  • Population: The city targets about 2.5 million residents, according to Parlmany.
  • High-speed rail interchange: Hadayek October Station will link high-speed rail Line 1 (Ain Sokhna to Alamein and Matrouh, 660 km) with Line 2 (October to Aswan). The station has four 420-metre platforms, and the Line 1 depot in the city covers 578 feddans, according to Egypt Today.
  • Ongoing state works: The Ministry of Housing continues to deliver roads, utilities and housing in the city (Ministry of Housing).

The master plan: nature first

Most compounds fill their land with buildings. Samaya does the opposite. With only 16 buildings on 20% of the land, residents get wider views, more daylight and real privacy. No crowded towers and no visual clutter.

Samaya Residence master plan

The design was led by Eng. Raef Fahmy, who started his career in 1986 and founded his firm in 1991. At the launch he described each unit as “a spacious home, not just an apartment”, according to Property Plus. The plan uses panoramic facades for natural light, flexible interior layouts, and gardens in a calm Asian landscape style. Read the full story in our article on Raef Fahmy and the design of Samaya.

Units for every stage of life

  • Studios and 1-bedroom units for young professionals and investors.
  • 2 and 3-bedroom apartments for growing families.
  • 4-bedroom apartments, up to 213 m², for larger families.
  • Ground-floor units with private gardens: your own green space and a safe place for children to play, without paying millions more for a villa.

Invest-Gate also reported that units come with wide terraces and that layouts are flexible so residents can customize their homes.
